This includes maintenance tasks that require specialized training, skills and/or equipment. These services should always be provided by approved contractors and/or consultants.

Some examples of Level-3 maintenance are listed below:
  • Inspection and renewal of exterior sealant.
  • Annual certification of the fire alarm system.
  • De-energized service of electrical sub-station.
  • Infrared scanning of electrical panels.
  • Elevator safety tests at 3-year and 5-year intervals.
